ERP Modules for Property Development Sector

The Property Sales module is a custom module developed for Property Developer offering to sell under construction commercial or residential properties to the mass.

Features Include

  1. Project– Initial information parameters configuration related to Construction.
  2. Sales Unit and Price – Manage the Property Plot related information such as Built Up vs Land Area measurements, its Sales Price and Bumi Lot Price, to generate the inventory to be sold
  3. Property Disbursement Schedule – Manange and maintain the various kinds of disbursement schedule associated with each project.
  4. Commission Scheme – Manage the commission scheme of your Sales Campaign.
  5. Property Sales Campaign – Create Time limited Campaigns, set different commission schemes and add/remove participating agencies.
  6. Sales Partners and Agents – Create/Manage your list of Sales Partners and associated agents.
  7. Property Sales – Sell a Plot of property or check its availability. Sold property will be transferred to Sales Administrators to follow on its financing application. Once a financier have been decided, it will enable the next phase which allow the Credit Control module to track it’s progressing billing status.
  8. Commission Payout – One click calculation and breakdown of commission payout that has matured, approved payout will be sent to account/finance module for further processing and release.

The Contract Module takes care of the early phase of starting a construction project from cost forecast until the actual contract award to individual contractors. This module is linked with the Project Management, HR and Accounting module from the ERPNext core solution.

Features Include:

  1. Project – Initial information parameters configuration related to Construction Project. Each project can have multiple types of buildings and each type of building can be separated into Corner Lot , Intermediate Lot and End Lot per building types.
  2. Bill of Quantity – Initial taking off exercise to list down list of works required and initial measurements.
  3. Bill of Material – Actual list of materials with current and lowest pricing reference and labour cost estimation.
  4. Contractor – A generic list to keep track of contractors and their associated scope of works rendered.
  5. Letter of Award – Generates the letter of award to be signed between Developer and subcontractor.

The credit control module assists credit controllers to track the release of Architect certificates of each Property and also the progress billing of each sold Property. The objective is to enable development company to prioritize their progress billing in relation to financiers to ensure healthy cash flow.

Features Include

  1. Architect Certificate Generation — Bulk generation of architect certificate for each
  2. Architect Certificate List – Detail list of Properties and their associated architect certificates released.
  3. Bulk Creation of Receipt and Invoice – Bulk creation of Progress Invoice in relation to properties that has been sold and available for Invoice to be issued.
  4. Progress Billing Summary – Details report the chronological payment progress of each sold properties.
  5. Financier Collection Breakdown – Detailed report breaking down the billed, unbilled, settled and unsettled collections of revenue from each financier.

The property handover module is used for handing over the purchased property to the buyer pre and post release of CCC. It provides a web-based login for customer to login and make appointments for the actual handover totake place. During the handover process, inspection officers can temporarily store the defect complaints in a standalone mobile application that can work offline during inspection visits. The data can be synchronized back to the server once the inspection officer gain access to internet connection.

  1. Manage Officers Profile: To create profile of officers directly servicing the buyers during the handover process.
  2. Manage Holiday List: To manage and maintain list of work days and non-working days.
  3. Manage Handover Location: To manage the address list of sites for Buyers to visit in order to perform their due diligence and obtain their property keys.
  4. Manage Work Duty Schedule: To manage the daily session work slots and amount of traffic that can be handled per each work session slots.
  5. Assign House Number to Plot Number: allocate actual house number approved from local municipal before the CCC handover forease of access by the customers.
  6. Defect Checklist: Manage the defect inspection checklist related for each type of building.
  7. Defect Category and Items: Categorizes the defects and items as according to the building.
  8. Handover Cases: Each individual property will have its own entry listed here for internal officer to perform update on. Allowing total transparency on the progress of defect handover progress between buyer, developer and stakeholders.

Subsale and Leasing

Allows property developer to carry over unsold properties and have it maintained separately either by selling and leasing the unsold inventory or subsale any repossessed/acquired property. On top of that, also provides functionality for internal maintenance team to maintain the inventory and document down defects/repair works performed on it.

  1. Leasing and Subsale Inventory: Manage list of leasing and subsale property inventory either by transferring it from existing sales project or creating new property.
  2. Property Leasing: Manages the calculation of lease amount and lease collection cycle of rented property. Also automatically derives the commission for leasing agent based on actual collected rental fees.
  3. Leasing and Subsale Commission: Instant calculation of agent’s commission and the breakdown / source of its associated property.
